Barry Slatt Mortgage closed a $5,000,000, 10 year, term loan on this multi-tenant office building in the heart of the Jackson Square Historic District, one of the oldest commercial neighborhoods in San Francisco. The experienced  Borrower added significant value to the asset immediately after the purchase through intensive capital improvements, including a major seismic upgrade. Aggressive leasing and a first class building lead to the capture of ideal tenants. The major challenge of this refinance required a conventional lender that was able to go beyond a 70% LTV, allowing  the borrower to recover all costs related to the improvements. Additionally, the refinance significantly improved the Borrower’s cashflow position. Barry Slatt Mortgage was able to tailor the ideal loan, exceeding all of the Borrower’s expectations while closing within a very short timeframe.
